In early design stages of this residential building, the project team looked beyond to 2050 to consider the building system's resilience to changing temperatures, precipitation and sea level rise.
Multiple building emissions scenarios were used including a range from business-as-usual to aggressive climate policy and acti. n. This analysis helped us define and optimally size equipment for the HVAC system. We also located electrical equipment on the 4th floor to protect against potential flooding and other climate risks.

WINDIER
To protect and prepare this space against tornadoes and high winds, Bala Consulting Engineers performed a reinforcement study, evaluating the need for structural reinforcement and the anchoring of mechanical and electrical equipment.
Our study defined 3 levels of resiliency upgrades, with the client ultimately opting to reinforce utility yard walls and fences. Our resilience study provided critical upgrades to design drawings, resulting in an optimal and highly protective end design.

WETTER & WINDIER
Working within restrictions imposed by waterfront development requirements and associated flooding risks, 121 Seaport commended creative design solutions from orientation, materials selection and equipment placement.
To reduce flood damage risk, we raised the placement of electrical equipment 40 feet above the 100-year flood plane.
121 Seaport also sports a unique elliptical shape to reduce lateral wind force and high wind risk.
